A development partner for the 85-hectare, £2.5 billion Meridian Water scheme in the London Borough of Enfield is to be announced.
The cabinet at Enfield Council is entering its final stages in the selection process. In November 2015, Barratt and Segro, Berkeley Homes and Pacific Century Premium Developer (PCPD) were shortlisted as the three potential candidates for the scheme. A cabinet meeting is scheduled for 18 May where the outcome of the procurement process will be considered.
If officers’ recommendations are accepted, the decision will go forward to a full meeting of the council.
Meridian Water is located next to the Lee Valley Regional Park, which is 20 minutes from central London. It is projected to deliver a minimum of 8,000 homes and to create 3,000 jobs.
In March 2016, Enfield Council submitted an outline planning application for phase one, which features 725 homes, community facilities, the new Meridian Water station and utilities and infrastructure for the site. Detailed applications for these elements will follow. The first set of homes and the new station are scheduled for delivery in 2018.
The council is now a major landowner in the area. In April 2015, it completed the acquisition of three former National Grid sites, which can collectively provide around 2,500 homes. It has also purchased the six-hectare Orbital Business Park and is negotiating the acquisition of three more sites which will collectively provide enough land for a further 3,500 homes and employment uses.
A transportation site for accessing Meridian Water is in place. The existing Angel Road railway station is to be moved south and renamed Meridian Water station. Network Rail has approved funding to provide an additional third track increasing rail provision to Meridian Water. In March 2015 Enfield Council’s cabinet approved a funding package to enable the new station to be constructed in 2018.
